Home Mortgage Disclosure Act (HMDA)

  • Downloaded the data from the Bureau of Consumer Financial Protection’s website in mid-July of 2022.
  • Years: 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015, 2016, 2017, 2018 (three-year dataset), 2019 (one-year dataset) , 2020 (one-year dataset), 2021 (snapshot dataset).
  • HMDA documentation for the years 2007-2017 can be found here. Documentation for the years 2018-2021 are linked here: 2018, 2019, 2020, and 2021. Explanation of three-year, one-year, and snapshot datasets can be found here.
  • Selected county-level and tract-level data from Maryland, West Virginia, District of Columbia, and Virginia.

Jurisdictional Boundaries

  • We use TIGER/Line Shapefiles from the Census, based on 2010 Census boundaries.

  • Used coordinate data from R package “sf” and made distance calculations with R package “geosphere.”

    • To calculate total home purchase mortgage originations for the entire United States, for the years between 2007 and 2017, we add “Purchase Loans: 1-4 Family: Total Originations” (see Table 1A, p. 18-19 of Dietrich et al) and “Multifamily loans: Total Originations”. For years 2018 through 2021, we calculate total home mortgage originations in the United States by adding  “Home Purchase: Site Built 1-4 Family: Total Originations” (See Table 1, p. 9 of Liu et al) and “Multifamily: Total Originations.”
